# Roofing Invoice Template

> Enter the roof footprint and pick the pitch. The page turns that into roof area and squares (100 sq ft each), prices the install and tear-off per square, and adds flashing. It also shows how many squares of shingles to order with waste.

## How it works

Roof area = footprint × slope factor, where slope factor = √(1 + (rise ÷ 12)²). Squares = roof area ÷ 100, rounded up to the next tenth for billing. Install = squares × your price per square. Tear-off = squares × layers × tear-off price. Shingles to order = squares × (1 + waste), rounded up to the next third of a square, because shingles come three bundles to a square.

**Slope factor and roof area for a 1,850 sq ft footprint**

| Pitch | Slope factor | Roof area | Squares |
| --- | --- | --- | --- |
| 4/12 | 1.054 | 1,950 sq ft | 19.6 |
| 6/12 | 1.118 | 2,068 sq ft | 20.7 |
| 8/12 | 1.202 | 2,223 sq ft | 22.3 |
| 10/12 | 1.302 | 2,408 sq ft | 24.1 |
| 12/12 | 1.414 | 2,616 sq ft | 26.2 |

**Lines a roofing invoice usually has**

| Line | How it is priced |
| --- | --- |
| Tear-off | Per square, per layer removed |
| Underlayment and ice barrier | Per square or as part of the install price |
| Shingle install | Per square, by shingle grade |
| Flashing, vents and drip edge | A flat line, or per linear foot |
| Decking repair | Per sheet of plywood replaced, agreed before the work |
| Disposal | A flat dumpster or haul-away fee |

## Worked example: a 6/12 roof on an 1,850 sq ft footprint

1. Slope factor for 6/12 = 1.118, so roof area = 1,850 × 1.118 = 2,068 sq ft = 20.7 squares billed.
2. Install: 20.7 squares × $475 = $9,832.50.
3. Tear-off, one layer: 20.7 squares × $75 = $1,552.50.
4. Flashing, vents and drip edge: $650.00.
5. Invoice total: $12,035.00. Shingles to order with 10% waste: 23 squares.

## FAQ

### What is a roofing square?
A square is 100 square feet of roof. A roof of 2,070 square feet is about 21 squares. Roofing prices and shingle packs are both counted in squares.

### How do I work out roof area from the footprint?
Multiply the footprint by the slope factor for the pitch. A flat roof has a factor of 1, a 6/12 roof about 1.118 and a 12/12 roof about 1.414. Tap the pitch on this page and the area updates.

### How much waste should I allow on shingles?
Ten percent is common for a simple gable roof, and more for hips, valleys and many cut-offs. Waste applies to the order, not to what you bill the customer.

### Do I bill by the square or by the job?
Both are used. A price per square makes the invoice easy to explain and to adjust for changes. For a lump sum, enter one extra item with quantity 1 and your agreed price.

### How do I invoice decking repairs found during the job?
Add them under Extra items, for example per sheet of plywood. Tell the customer when you find rotten decking and note the agreement, so the added cost matches what was discussed.

### When should a roofer send the invoice?
Often a deposit before materials arrive and the balance when the work is complete. Use Deposit invoice for the first one and enter the deposit as a payment on the final one.
