## How it works

Wall area = 2 × (length + width) × height, minus 20 sq ft for each door or window. A ceiling adds length × width. Labor per room = area × your price per sq ft. Paint = (area × coats) summed over all rooms, divided by 350 sq ft per gallon and rounded up to a whole gallon, then × the price per gallon. Total = labor + paint + tax on the paint.

**Wall area of common room sizes with 8 ft walls and two openings**

| Room | Wall area | Paint for 2 coats |
| --- | --- | --- |
| 10 × 10 ft | 280 sq ft | 1.60 gal |
| 12 × 12 ft | 344 sq ft | 1.97 gal |
| 14 × 16 ft | 440 sq ft | 2.51 gal |
| 20 × 15 ft | 520 sq ft | 2.97 gal |

**Ways painters price an interior job**

| Method | How it works |
| --- | --- |
| Per square foot | Walls, and ceilings if included, at one rate. Used here. |
| Per room | A flat price by room size, common for repeat jobs |
| Hourly | Hours × rate, plus paint, for repairs and small jobs |
| Whole job | One quoted price for the house, split on the invoice |

## Worked example: a living room and a hallway with ceiling

1. Living room: 2 × (16 + 12) × 9 = 504 sq ft, minus 3 openings × 20 = 60, leaves 444 sq ft of wall.
2. Hallway: 2 × (14 + 4) × 8 = 288, minus 40 = 248 sq ft of wall, plus a 56 sq ft ceiling = 304 sq ft.
3. Labor: 748 sq ft × $2.10 = $1,570.80.
4. Paint: (444 + 304) × 2 coats = 1,496 sq ft ÷ 350 = 5 gallons × $48 = $240.00.
5. With 7% tax on the paint, the invoice total is $1,827.60.

## FAQ

### How do painters work out wall area?
Multiply the room's perimeter by the wall height, then take off the doors and windows. A common allowance is about 20 square feet for each opening. This page uses 20.

### How much paint does a room need?
One gallon covers about 350 square feet of wall for one coat. Multiply the area by the number of coats and divide by 350. This page rounds up to a whole gallon for the entire job, not room by room.

### Should I charge for paint separately?
Most painters do. Paint is a material with its own cost and often its own tax treatment, so a separate line keeps the labor price clean.

### What price per square foot should I charge?
It depends on the area, the prep work and the number of coats. Use your own rate. The table above shows how wall area scales, so you can check a room against your usual price.

### How do I bill for prep work like patching and sanding?
Add it under Extra items, either by the hour or as a flat amount per room. It is easier for the customer to accept when it is a visible line instead of hidden in the paint price.

### Do ceilings and trim count?
Tick the ceiling box for each room where you paint it. Trim, doors and cabinets are usually priced separately, so add them as extra items.
